Is there any company’s that you can suggest that you have had good experiences with and trust or maybe another strategy of managing a long distance STR. I’m gonna be moving soon and currently have a cleaner for my STR...

Below are the key data points:- Gross Rental Income: $118K (I received the rent roll list from agent)- Effective Gross Income: $112K (I'm assuming a 5% vacancy factor)- NOI: $56K (I'm assuming 50% Operating Expenses - inclusive of 10% property mgmt costs, repairs & maintenance and CapEx reserves)- Recommended PP: $623K (Market CAP rate is at ~8%; I used 9% because I want the Cash on Cash return to be 10%+ with a 30% DP at 7.2% interest rate and 30 yrs term)- The asking price is $1.25M.

This could provide funds for an EMD without needing a personal loan.Bridge loans - While not specifically for EMD, bridge loans are a short-term financing option that can help fund a purchase before you have access to longer-term financing or funds from selling another property4.

Hey Dick, What terms are they offering you?

On top of it, reaching 20% down through principal reduction and appreciation could be a decade out.So you should probably look at the project as a long-term partnership with you co-owning this with your sister for the foreseeable future.But these are great opportunities.
