What if you named it simply "Hilltop Park" and with that in larger letters on the sign, put smaller below it "a mobile home community" or something like that....just my two cents as I needlessly stressed picking the right name for my car detailing service business back in 07 and it paid off greatly over the years in name recognition and verbal referrals.

Would love to get any relevant feed back from the experts in this community.What I bring:-Broker relationships with detailed notes in Little Rock, ability to get brokers to call owners of specific properties about potentially selling in many cases.

I didn't inquire into the details, but it would be my guess (given that particular state) that the owner was also sued.In my case, one of the reasons I have a property manager is risk mitigation (beyond wanting nothing to do with the day to day hand holding of tenants).

However, the listing agent basically included zero detail in the MLS listing.

If you are not comfortable handling your side, either find a broker willing to guide you along the way, even if they take a higher percentage, or find a good buyers agent and use them instead of  getting your license until you're comfortable on your own as details matter and mistakes can be costly.    

You should try to achieve exception by this and add your managers details, but explanation of the dependent is needed... 

As long as they are patient, licensed and willing to help you (and they should since there is a possible commission at the end of this rainbow).I would suggest starting with one of the national realtor sites (zillow, redfin, realtor.com, etc), search for multi-family properties all over your area, pick one (anyone that looks interesting) and call the agent to get details. 

I like to get very detailed and letter such as stating the section in the lease that says the tenant is obligated to fulfill the lease even if they abandoned the property.

@Nick TzenevrakisTo answer your question about accounts - if you're buying the property in your name, technically you don't need any separate bank accounts.However, I would highly recommend you set up at least a separate checking account to manage everything related to real estate.

@Lane Kawaoka, I have found Jefferson Lilly and John Fedro (both BP Pro Members) to be great resources for more detailed info on parks or mobile home investing.
