Some of them get creative and get roommates, have to find a part time job to supplement their income or move to a less expensive place though that can be hard for long time residents as all of their support is in the area. 

Then break out all the various options to him and then explain the advantages to each to include the tax strategies/implications that go along with each and how these options would support his goal. 

The hand holding and coddling isn't benefiting anyone long term.

I’m just asking for my own selfish motivation / inspiration and to dial in a buy and hold strategy.

This means your holding costs and your funds for vacancy have to be accounted for.

I haven't discussed with the seller one-on-one as to why they would hold the note, although I understand the benefits of why one might.
