Most deals I've looked at & offered on are on the North side so I'm not hugely familiar with the area, but there looks to be a lot of investment pouring into it (The Gateway project, Cook County Hospital redevelopment, etc.) and rents seem pretty strong. 

After accepted offer I get a call from the agent saying that the other tenant is strong-arming the seller saying that they also need a 6-month lease or they won't pay rent.

My thinking is I could offer a piece of the new property in return for 15k cash and a strong financial statement however my goal is to have next to no personal rent expenses can anyone give me some ideas?

Austin/Texas have very strong markets when compared to many other parts of the country.

Kinda like being a cop and writing a ticket - people immediately want to point at others speeding by or committing worse crimes - that is beside the point.

Additionally, how long is their contract for, i.e. are you buying the place with a commitment that they will be retained as the property manager for a certain amount of time? 

Strong fundamentals needed are a given but you can have 2 close to identical companies but one has a really strong marketing machine so stands out as different and enticing.
