One thing to note as well, is that if you have a direct mail campaign that bombs, you should not expect greater response rates from mailing the same card again to the same people just because you've mailed them again.

As much as I dont want to, I think I will need to walk away from this one.There are a few duplexes in the area that might be more profitable.On the 15 year mortgage note...I did my 2 single family homes at 15 years which had a lower rate.

This can be true; but, I've seen the value both rise and diminish, depending on the scale of the proposed project.If you decide to sell, keep in mind that the inquiring agent will undoubtedly expect you to pay the commissions, thus affecting your overall cash to find a larger abode.As an added note: My daughters survived a small house; and, the wife and I are quite comfortable now and don't need to "downsize."
