Here is what I did to get started:Buy personal residences at each duty station using loans that would cash flow well when I move a few years later.  

I was curious if that number was just Waterfront project or included all the other great developments happening near the train station, college, riverfront and elsewhere around town. 

I recently moved back to Fort Benning, Georgia after being stationed in Germany for a few years.

The developer bought that gas station in 2009 for $2.6 million, cleaned it up, got the entitlements, and sold it for $18.5 million in 2015.

Was it a gas station in the 1950's?  

This alone was met with near rage about having to figure out an app or having to pay $1.60 extra for a money order or 2% at a cash deposit station...

He served in the "Flying Tigers" during WWII and was stationed in Tx for a while, couldn't stand the attitudes there. 

I see your from Oceanside, I was stationed at Camp Pendleton for 5 years.

If you do go retail, stick with businesses that will always be around like oil change centers, convenience stores, gas stations (for now), and hospitality (restaurants, hotels, etc).If you haven't already, listen to Grant Cardone's podcast here on BP.
