@Dessiree Jimenez I recently used Aven bank with has an interesting concept of issuing a credit card, with the limit determined by the equity in your home and the LTV they would lend to.They were easy to use, did a soft credit pull and offered me $100k at 6.99%, no fees at all.

This is a good time to educate and save.You have skills, but not a lot of money.

If you build relationships and demonstrate the necessary skills/hustle, then someone will see that and want to partner with you.

What is the best/most effective way to invest in real estate if you are a person with access to capital, but no desire/skills to become a landlord yourself? 

Rehab cost- 40k - did as much as I could by myself- skills are limited though. 

If you have the skills, the team and the capital, you might turns this into a deal.

@Darrin Carey touched on a great point that I wanted to make: Getting your Real Estate License will not necessarily make you a better/smarter/faster/cheaper investor - the two skill sets are completely different.As an agent, you'll learn the concept of agency (representing the interests of another party in a transaction) and the associated laws in your state, and you'll learn the inner workings of the "closed ecosystem" that is the MLS.
