Market seems to be shifting again towards bidding wars

I work usually 0345 to-1900 and I know a couple guys renting outta independence that leave for work at 0200 in the morning and then work about a 17 hour shift haha. 

By 2021 I had 33 rentals and 135 storage units.Acceleration (for me) required a shift in my mindset, money, and a good market. 

I'm still not to the point where I'd focus on appreciation but maybe that shifts in 3-5 years.

If you can agree on the color and other factors, gather some price quotes from professional painters and can manage to shift the cost of painting more towards the tenant, you might end up saving some money in the long run + have a tenant that is happy and pays in time. 

Right now, velocity is still not very available, prices have not shifted / corrected and materials along with labor are still high, further interest rate pressure just does not help the SFR space at the current time.

As I'm sure you are aware the market has shifted so homes are being priced more appropriately and I've also noticed more price reductions in Weld County.

It also gives the buyer pride of ownership and shifts all the repair and maintenance to them.I'd also have the resident owner sign a lease with the park owner for the lot rent.
