If your wife becomes a Real Estate Professional, you could use the depreciation to offset your taxable income if the properties are LTRs.Overall, with depreciation, your property may not generate any income at all so it doesn't hurt being in your name.

If there are the landlord gets paid but Rhino is going to pursue payment from you and you will go to collections so they can try to recoup.I don't like the whole idea and will not be using it.

Personally I prefer single family rentals around that median price for the area because that's where the most demand will be, not only for renters but for owner occupants as well so it makes that home easier to sell when the time comes.
