I can understand they don't want people coming by and disturbing the tenants but to say a buyer can only visit ONCE made no sense to me.

Currently 3 bed/2 bath and can sleep 8 (king bed, queen bed, 2 singles and a pull out queen sofa.Current amenities are a large deck with pool and hot tub, Lakeview, large outdoor firepit area, a small orchard, 1 RV setup with full services for additional guests (newer unit and can accommodate 4 more guests)We have come up with 3 options and have a $30k budget.

Writing this to you from a set... haha  If you think film/tv will be your main clientele, then my suggestion is focus on what people are going to want for mid-term stays of weeks or months - washer/dryer in unit would be huge, we don't get much sleep or time to do basic chores, so any convenience along those lines is important!  

These kinds of renters are very gentle on the home so you don't have to worry about wear and tear or wild parties disturbing the neighbors.I have so much more I can say about this topic.

But it’s a good sleep at night number when the pandemic comes along and you know if rents or rent payers dropped 80% you wouldn’t lose anything.

Now you live there so I would also issue notices of lease violation you know about particularily if they disturb you and give them 60 days notice if needed.

You have to trust your PM within reason and if there are trust issues, either you have the wrong PM or the wrong mindset, but one of those issues will cause you to lose sleep.
