Additionally, when you look back at the hopefully deeper recession in 2009/10, multifamily was the top performing asset class (maybe self storage, but that was not a widely recognized investment class at the time, per my research). 

The bumper season is usually last to book.

I would imagine most areas that like the OBX that have always been seasonal vacation rental markets saw the same thing.
