I kind of stumbled on it by accident, but have found it useful in other posts that I want to see what others respond with. 

Respond to pm's and most of all participate!

The lending laws in NH were changed at about the same time that Dodd Frank was passed, and the regulators responded to our own version of Bernie Madoff.  

I had several people respond, but probably 90% were trying to rip me off (FRAUDS AND SCAMMERS).

There are so many people who respond to posts here on BiggerPockets and so many verying opinions.

I agree with the two people that have already responded. 

However, I had to respond to this part of the post.The best advice I can give you is, have a back up plan. 

Now it's time  to close on the property's seller happens to sell the property to someone else..my title is calling him like crazy no respond..so I went down to the recorders office to record notice of interest in real estate in miami fl..

Just so you who is responding to you was a licensed real estate broker in the state of Texas for about 30 years as well as being a construction manager for about 30 years too, I actually ran several businesses along with job estimating and supervision in residential and commercial projects and ran my own business when I has the medical problems.What I would advise you on is to keep investing and live on that positive cash flow will make you a real estate professional and give you financial freedom that pays all of your regular bills and puts you in control of your life and spend more time with your family. 

However, we have also found that a certain part of the market responds better to postings that don't look over-produced.
