You can't back out of your purchase agreement, nor would you want to for reputation sake, but now its killing you inside because you have a buyer you know would close on the property for $2000 more and your under contract buyer that you are nervous about.Just an example of why we always require proof of funds.

You will get a bad reputation pretty quick if you aren’t able to close on the properties you make offers for.You would basically have to use transactional funding and do a double close.

Consequently, the lender is able to use their own underwriting guidelines instead of those levied by Fannie Mae and Freddie Mac.I don't know all of the details about your situation and I am not a loan officer, but it appears that you would be a good credit risk to a lender that isn't lending solely based on prescribed/canned criteria to make the loan conform with secondary market guidelines.
