I mean there good people but they can be replaced,  and you don't want them setting a smoking trend for your current and future customers.

I'm in Foster Powell, close to cafes and bars in the FOPO triangle.The duplex has been gutted and totally renovated, so pretty much everything has been replaced via a 203K loan.Each unit has 2 bedrooms and 1 bathroom.

I am looking at a property that will require a structural engineer inspection to be submitted to the town before occupancy will be issued.  

Long term... its a little scary knowing that these buildings are so old and may need major replacements roof/siding/heating or air.

what happens to the tenant when the roof is being replaced?  

The status of those windows is noted on the tenants' condition reports they signed when they moved in.I have been doing upgrades to the property and just replaced all the windows.  

My long term goal is to replace my income with rental income within the next ten years.  

Just be careful or just don't do it to eliminate this risk.As for the money with your parents, if they haven't said "yes you can borrow that when you need to replace the plumbing in two of your units", then I wouldn't count on it.
