I often remind my client that money is a tool to buy time.

Okay this is probably a harsh and unfair comparison, but when I join calls of a large investing group that I am part of founded locally in Phoenix it reminds me of a problem I had with a property I own in E Mesa.

Only to be "reminded" that it was advertised as a "basic accommodation". 

You'll do your part, but they need to do their part as well, remind them of that.Kudos on getting a plan together in advance of the storm!

Sarcasm noted... sometimes I need to be reminded to not touch the burner that I already know is hot. = )I got the HELOC locked into a 5.75% rate for a "low low" one time fee of $575. 

It automates so much even for security deposit, payment reminders, and automatic late fees.I also recommend if you decide to look outside your market for investing that you look at B+ or A neighborhoods. 

Remind them (without being obnoxious) every six months or so!
