Plan on using Farm Credit for line of credit @ 3% rather than a regular bank@ 4.75%.

My primary focus in terms of locations is the Central Texas area (Killeen, Copperas Cove, Harker Heights, Belton and Temple Tx)- however I'm also interested in McAllen Tx and GRV .I hope to learn from other members, share my journey (and lessons learnt) and  provide constructive contribution to this group.I'm certainly looking forward to connecting with other members who are out of state investors like me and have investments in the mentioned areas.Also - are there any NJ REI that meet up on a regular basis ? 

@Jonah Parker You need specific license for this as well (not a regular rental license).

I might make $15k+ more a year, but it won't be regular.

The mortgage officer that tipped me off to this said he deals with house flippers in Chicago that do this on the regular.

Right now I don't spend a lot of "free time" in pueblo (when I am in town, I am on a mission), but if you're ever up for coming up to the Springs there is a meetup at third space that I regularly attend (along with @Daniel Haberkost).

Some of the podcast hosts suggest to NOT buy right now in markets that are ripe for appreciation such as SF and LA.

My goal would be to flip since my part of Arizona is growing at a larger pace than we can have properties available for sale, making it very much a sellers market.I plan on sending out letters on a smaller scale but at a regular cadence.

Makes the regular rentals harder to come by in the right areas. 

Otherwise my regular tradesmen are fine.
