Its all about running your numbers.It sounds like your long-term goal is to have a large portfolio of rentals.Therefore, if the ARV of a property will generate a strong profit for you and the cash flow isn't great (or you can use your profits to purchase another property with better cash flow), sell it.If a property generates great cash flow for you, keep it.

I put together a list of properties that I intend to send letters to and just need help with the wholesaling process i.e contract, process etc.Totally willing to give away any profit on the first few deals to someone who is willing to walk me through the process/teach. 

I plan on putting this on the market for 15-18k which could be a potential 10,700-13,700 dollar profit!

It would be very profitable for a business person (couple) just not the current owner who isn’t very business smart.

The sweet spot is the 50k where you are getting good leads who are not gouging the profits. 10% of the time I see 25k buy ins.

How much of that 70% is going towards my profit ?

I track: mail pieces sent, cost per mail piece, cost per total lead, cost per seller lead, response rate/seller response rate, revenue/profit.

I’ve done a house hack that I held for two years and flipped for a good profit.
