Some folks latched onto the possibility of a high dollar trade and the crash produced an abundance of NPN's.

Each could likely produce 30k (4X30K=120K) if refinanced or perhaps 60k each if sold. (4x60K=240K)I'm open to any options or recommendations.Should I sell?

There are areas in CA that probably produce great cash flow but will not see much equity appreciation.

@Jim Hwang as mentioned by @Don Spafford above, investing in property that can produce a high amount of bonus depreciation can also work to defer gains. 

The best operators have third-parties produce reports on their firm.

Whoever installed it was careless and left chunks of concrete and rocks set next to the line which over time rubbed and broke the line.

I've been looking at properties in 3 different markets, and although my activity has not produced any income as of yet I am intrigued by my findings in terms of the differences between those markets.

Mobile Homes will produce better cash flow.
