Fledgling investor - purchasing a rental home via 1031 exchange all cash but...

we also have an opportunity to invest in a syndication with pretty much guaranteed returns of 20%+ within the next 5-6 years. We don't have enough cash on hand to do both but since we'll own the rental property outright are considering getting a home equity loan to pay for the syndication investment. Given that rates are so high right now are we taking too big of a risk? Would love any advice as we're early in this investment game.

Depends on your amount of due diligence on the syndication, but when I hear 'guaranteed' returns the first thing I think of is a red flag.

Why do you say it's guaranteed?
