And then in Los Angeles, you get the appreciation and some cash flow if you either lucky or managed to construct your real estate deal that way.But in the end, the basic principles of Real Estate (constructing a song) must be adhered to otherwise, whomever is playing solos over your basic song structure will sound bad no matter how good he is BECAUSE the basic song structure that DICTATES what solos he plays will sound meh!

(hind sight, it needed every bit of the $10K in work that they asked for, so I wish I would have done this deal)About 3 weeks later, I put it under contract again at $242,000, this time the buyers had a complete inspection, (which I now have a copy of)  which discovered the $10K worth of work (new windows was the major part, some insulation, a few reverse polarization plugs, and cosmetic repair in one unit)  that needed to be done.

The sold data is not public record in those states, it may still get recorded on MLS, but who knows.Both have the same principle, filter the data to find exactly what you are looking for.
