If they cannot even intercede on your behalf on such issues they have ZERO value add to the deal and just an unnecessary mark up you paid for.

@Samer Elayyan I would guess your lawyer and CPA would have a strong opinion on this, but generally, forming an LLC in Delaware is unnecessary overkill.

It's honestly to protect you from getting in a situation with the tenant that you are trying to prevent by hiring a PM company in the first place.  

I'd continue self managing if it isn't preventing you from achieving other goals. 

I think that alone would prevent me from accepting a va loan offer unless, and maybe even if, it was significantly higher than the other offers.
