Unfortunately, by that time it is too late.By just reading your post quickly, I instantly got the feeling that the agent is just inexperienced with LLC's and went with something he/she was comfortable with even though it may not be correct.An issue could arise based on how you set up the LLC as well, whether it is a single member or multiple member, and whether it is member-managed or manager-managed.

If the property doesn't pay off that inflated note amount, you may have an additional obligation or, if the debt is forgiven, Uncle Sam will have his hand out for tax liabilities, you won't escape that issue arising from a seller financed transaction.So, saying I'll give whatever price for the income from a property so long as it initially cash flows can be a big mistake.Now, so much for the down side and why you shouldn't go elephant hunting with limited cash.

Another way to address the issue is to include financial damages arising out of the lease as a damage to be covered by the damage deposit, such needs to be customary and allowed by law.

They are not facilitating a transaction but just giving information that is generally in the public domain.Birddoging, is different where someone presents a property with a price or value, may estimate repairs, provides details as to condition and does so for compensation arising out of a transaction, that is what Realtors do. :)
