The truth is that you can do a lot of your research yourself and online.

After feeling as if I have done my due diligence and am financially ready to jump in and actually invest, I have been researching different opportunities and areas for investment.

And the answer is always the same :-) There is no way to accurately do this...too many variables and moving parts, plus it varies too much from one locale to another.You need to find a really good General Contractor and pay him to walk the property with you....over and over....until you feel really comfortable estimating yourself, and that should take years.Alternatively there are online calculators (even one here in the tools section) but I would not rely on them for the reasons listed above.

When someone pays $99 for a weekend seminar and the “business/investment opportunity” doesn’t work out for them they just go about their business with little concern.  

There's probably an opportunity cost there that you're currently paying.It may be worth it for you or it may not.

i had a STR that i self-managed for about a year 2h+ away and there was never a single need for me to drive there aside from when i planned to go for fun. i'm open to chatting JV opportunities!
