If a good deal presents itself during the course of this thread, I would be open on going in on the project with a partner with more experience.  

Same elevator pitch I use I ran into someone that said he has a friend that has been thinking of becoming a hard money lender bc his cash is just sitting there.

If there is on ongoing leasing commission it is usually stated in the lease.

What I have learned, is everyone is looking for a good deal, so finding a Buyer on a good deal is not a problem.....finding the best Buyer for ongoing business is the focus for smart  Agents.
