I would ask if the inspector noticed any mold or rotten wood as well.

Just remember to file notice of intent to sell as soon as you get title!

In any case,  while the animal is not a pet it IS considered an extension of the tenant,  and thus any behaviors it does like damaging carpets/furniture/barking/making messes which cause waste or nuisance can be used to file notices against the tenant just as if they themselves were doing those actions.   

That will be notice of defaults and trustee sales (preforeclosures), ugly houses, out of state owners who don't care anymore, etc.

I’m guessing the scary part is how to give late notices, respond to complaints, collect money etc...

(I might be willing to take a private loan or even a partner on this deal so I don’t have to pony up 100% of the cash right now.)

I have a tenant 2 months late with their rent and I just gave them a 3 day notice. after the notice they sent me last months rent.This would be a partial payment as they still owe for this month.
