My last tenant who stayed for 2 yrs and who just moved at the end of May was found through these methods.But this time, I have not gotten any traction, and before going to my last resort of actually listing with an agent, I was looking at Flat Fee MLS Listing.

Failed listings could mean canceled listings, expired listings, or where there have been no updates to a listing for X period of time and they just move them to failed.Equity could be calculated based on FMV - original mortgage OR FMV - estimated current mortgage amount. 

It seems fairly difficult to get into something there but I may reach out in the future @AJ Wong if we decide to move forward.I don't live in the area so it wouldn't be a hosted rental situation @John Mason but it's good to know about that option. 

There is a property here that is listed that is perfect to pick up to wholesale but I don't know the whole process yet.

Furthermore, since you mentioned that you are in the process of obtaining your Real Estate License, you can ramp up those savings by earning sales commissions by helping sellers/buyers. 

However, once I get my own home purchase out the way, the next move is to start building a rental property portfolio. 

My first move would probably be house hacking a single family or multi family home, depending on what is in the market for me.

The VA's guidelines do require the buyer assuming the VA loan to occupy the home as their primary residence when the assumption is processed.
