Has anyone else had success using ringless to find motivated sellers?  

I spend in marketing and acquiring motivated sellers. 

I have never been involved on anything of this sort, how doable and cost effective would it be compared to buy/renovate,  any thoughts?

I had a question about partnerships/creative financing (sort of, maybe...?)

The local investor is more likely to get the best deals as they have more information and time to chase the local deals.I was looking for a buy and hold with the exit being something my children can sort out.

I think a common misconception that people have when they initially get any sort of windfall is "How do I make this money equal financial independence for the rest of my life?"

The economy is stable but not as dynamic as the larger Texas cities - sort of slow and steady.

In your position, being motivated to invest, I would be looking to save for another year. $10,000 is no where near enough to get safely into the game.

As far as down payment, seller financing could definitely be an option, assuming a came across a really motivated seller.
