Down load your state landlord tenant laws.. so you know what the requriements are.Sounds like you have a verbal,, month to month lease,, non-payment is the cause for eviction action, Post pay or quit on garage door, take photo, send letter to last known address of the people, and if not paid in 3 days.. you file eviction.. costs same as if they were in an apartment,,, same rules..I'd check and make sure it's still got the stuff inside.. who knows,, hopefully its empty,Lesson learned you don't let anyone take possession of any area, space, garage, park on property without a written contract, lease, copy of driver's license and a emergency contact.good luck
