I would imagine a signed lease, showing a tenant will be moving into your SFH when you move out would help the lender feel more comfortable with the fact that you're honest in your intention in moving into the multifamily.

We're still in the exploratory phase so still nailing down a strategy, but I think we're planning to start with SFHs that cost around 100K - and in an ideal world with the aim to buy one at a time while we get comfortable but hoping to scale up with a new place every 6 months or so until we have around 5.

@Theresa Harris@Theresa HarrisI am good at day to day property operations, I find ways to increase the efficiency of property systems such as boilers,HVAC, energy consumption, water consumption, I make sure the systems will last longer,I make sure the occupants in the building are safe.Basically maintenace, preventive maintenance,repairs, managing tenants,collecting rents (even though its not my job,I do it), I make recommendations to the landlord on how to save money without sacrificing the comfort of tenants and I do my best to avoid defferred maintenance.My father does construction (20+ years,he operates a small construction business) maybe I can put him on my teamThank you for answering

Getting your team set up and being comfortable with it might take multiple trips to the market area, which is an added expense, but if you scale it is a much more tolerable expense.
