My first small flip in my life!!!

Investment Info:

Small multi-family (2-4 units) fix & flip investment.

Purchase price: $1,000
Cash invested: $5,000
Sale price: $36,000

It was duplex with side rent out for 500 per month and House hack another side.

What made you interested in investing in this type of deal?

Small and I feel comfortable with area . I understand the market. I want learn more about flip.

How did you find this deal and how did you negotiate it?

A friend sold to me .

How did you finance this deal?

How did you add value to the deal?

as-is value

What was the outcome?

Sold it to a investor who turn it into a rental property.

Lessons learned? Challenges?

Working on house hack and rent another side is no fun. The renter will knock on my door around 3 am in the morning to pay rent. In the future I will set strong ground rules with my rental properties
