Private money rate of 12-15% on a 12 month term no payments, full repayment plus interest due at maturity.Generally, I'd like to get some input if we are thinking about this the correct way or will we run into issues with one or some of the following:1- Will we have trouble securing private money with no payments until note maturity?

The HOA fees cover any exterior costs like roofing so I only have to be prepared to cover issues inside the suite - although there usually are special levies every year that they charge a few hundred bucks for to upgrade/maintain various issues in the complex.

It'll cost you a couple hundred bucks, but they'll answer whatever legal questions you have AND they will have a state specific lease that they will defend in court if necessary, that peace of mind will be worth well over whatever it costs you.

I prefer to package 10 new construction homes to build and sell in one fund raise, and then begin when the fund matures because I may already have it funded, or can within 6 months or less if some interested parties don't find it to be the right fit.
