The vast majority of buyers are not actually buyers at all...they're assignors, meaning they will tie you up in a contract and then try to flip the contract to another investor who actually does buy properties.

Have them perform specific tasks and issue invoices that the LLC would pay.

I've used various types of lease formats for different owners, and have never had an issue with the lease format for either one of the housing authorities in Dauphin county.
