The only forms that require an agent would be the contracts for agency so yes all but the contracts for agency would be applicable.

But I have worked for a big named organization got good training but couldn't stand the broker and left to go to a smaller agency that provided better training and better splits and worked better for me.

Having said that, regardless of if it CBRE, Marcus & Millicap, smaller agencies or individual agents, when comparing / valuing properties the CapEx is not included.

., you are purporting to bypass the agency altogether to do the same work on your own, when part of your job (I assume) is to obtain listings and sell listings to buyers so that the agency can get their cut.
