.- What ROI do you view as acceptable for a "GO"- Is $10k net before taxes enough, based on $110k cash in, to move forward?

The offer was accepted and, LONGG story short, my mortgage officer pre-approved me for the wrong type of loan.

What are your best practices for accepting an applicant who has a credit report showing active collections? 

I recently sold my CA home, with the initial accepted offer being 7% over asking, with all contingencies removed from the outset.

After getting an offer accepted, ALWAYS get an inspection. 

Combine those two factors and investors are willing to accept lower returns than they used to. 

And the VA loans get this bad reputation on the market with real estate agents who don't want to accept an offer from a vet with a VA loan. 

We offered on it 3 separate times and it wasn't until the 3rd time that we actually got our offer accepted.

I am hoping the seller will accept a contract with 8K down, 32K on 30 year amortized and a 5 year balloon.

Logic indicates that the courts only have so much capacity and if there is a run on evictions things will probably take longer.the other thing I find utterly amazing is when you read main stream media they make it sound like 20 to 30% of ALL landlords are suffering from non pays and such.When U read BP 97% of BP landlords claim better rental collection performance during covid than in normal times or no issues everyone is paying.. this could be a testament to the advanced landlord degree's that BP members generally have  IE experience and better management techniques to create these very good results compared to what the Media is saying.
