They will do 1-4 family loans.A portfolio loan is a pain if you try to sell one of the  properties if they do not write a deed release into the loan.Then you are left with the 5 unit and that will need a commercial loan.

The beneficiary gets whatever is left over.The same exact thing is true for a real investor who loses money on a deal they did with a policy loan.

My thought was to pay these 3 off even sooner than the 10 years that are left, so that I have a stable of 5 rentals paid off for some financial security.

Hey BP,I have a property in Rockford that the old tenant has left and I need to have it professionally cleaned and painted before putting it back on the market. 

The mortgage left and the comps have a 20k difference, which honestly isn't that big a spread if you are going to wholesale.

I am currently beyond the sweet spot and extra payment on my primary residence is now returning less and less in terms of years left on the mortgage.
