Also when you visit go by the property you are interested in purchasing as well about 2 to 3 block radius at different times, morning, afternoon, and night and do that more then one day it will get you a feel for the area.When you buy cheaper houses in the cheaper neighborhoods except to get cheaper rents but factor that into numbers during accusation and that can guide you in the amount you pay for the property and the repairs as well ( so that you do not overspend on either). 

On mother's day - Sunday afternoon, he texted me a picture of a leak on the kitchen ceiling and stated that the leak was coming from overflowing sink in the primary bathroom and that he noticed it two days prior.

They will not be suing the lazy tenant, they will sue the owner and management company.We never allow a tenant to do maintenance work on multi-family properties we own or those we manage; collect the full rent and pay a handyman or other service to get the work done.
