Selling Townhome with Existing Tenants

Good afternoon!

My family and I own a rental townhome in Falling Waters, West Virginia (eastern panhandle bordering Maryland and Virginia) that is currently rented. We would like to sell and invest the resources (time, money, credit) into vacation home rentals inn Deep Creek Lake. We have had amazing tenants who don't qualify to purchase the home and there lies our problem. I don't want to sell the place they have lived for over seven years out from under them. I would love to sell the property to a person or entity looking to capitalize on a turn key investment who would be willing to keep these awesome tenants in place. Monthly rent is $1750. The value of the property is between $245-255K. Any thoughts suggestions or referrals are most welcome!
