Ive read a lot about the BRRR strategy which involves gettting a house under market value with some cosmetic issues.. remodeling it and  then taking out a cash out refi loan assuming you will get a good margin for the new value of the house after remodeling. 

I'm looking for passive income from multiple rentals.

I was told last week that I don't have any involvement in tenant selection.   

If you can qualify for a $70,000 property, for example, then you know what price property to look for.And, once you're able to qualify, most banks will loan for multiple properties over time.

There are multiple real estate investing groups/meetups that occur in New York.

Ideally, if you were running multiple rentals in your area, you would already have a series of relationships with the people who own these stores.

Has anyone experienced this or been involved in a similar situation?

Unfortunately the tens of thousands of past investors that have for multiple different reasons been forced to liquidate during down markets and take a significant loss are generally speaking not on this forum.Appreciation investors are speculating, plain and simple.

I won't rule out all housing involving HOAs as obviously there's always potential for good deals, but definitely will be extra cautious of them in terms of what rules certain states abide by in regards to them and how those terms can affect the deal.
