I am an investor from CA and I bought my first investment property in Columbus OH and the realtor I used to get the property recommended me a GC who came with very high recommendation.

In light of current high rate environment, if you were an investor/developer, and you were about to start a 30 unit residential/commercial mixed use property (ground level a few shops, rental apartments upstairs), what percent of rate return are you expecting for your initial capital? 

Look for areas with high rental demand, good schools, convenient amenities, and potential for property value growth.

If you can find a quality agent in Columbus who is familiar with the trials of out-of-state investing, you can really find some awesome deals out there.

Having a good mentor to help you navigate will influence the level of difficulty and how you maneuver so I think it’s highly important.

Also, looking to do some rehab - so if you have any contractors, engineers/architects or handyman, I will highly appreciate sending their info.

Currently, we are at 12.75% interest with 3 - 5 points on the loan origination end; we haven’t been able to locate any existing mortgage notes we can buy of similar quality with ROI even equal to that.
