With the expansions of the 215 and making it a much easier drive to the West side of the valley, the new 95/215 on and off ramps, and the new development across the 215 at Revere will all help keep the NW corner of NLV a hidden gem.The "stigma" is all in name, or for people that are scared to drive up MLK until the name changes a few times!  

If you add up all of the hidden junk fees that they charge to guests but do not share with you, their take is about 40 percent.   

A home inspection, foundation/ sewer inspection, things that are hidden and expensive would be more my concern than a bias appraiser telling me what it is worth on the MLS, they are all over the board and hardly reliable in the first place. 

I also think a big hidden factor is who the landlord is personally.

Could this be a hidden opportunity in that I could renegotiate for a lower price? 

my goal is to still be alive at the end of the decade  first and foremost.. keep refining what we are doing .. open up a new market for new builds  maybe more than one.keep looking for those gems in the path of progress for the big pay days.

A lot I already knew and understood, but there are little nuggets hidden everywhere and it reaffirms what I'm doing right and what I need to change.

.$100 is a LOT of money to many renters.And you know every caller she has is probably NOT a Gem of a tenant anyway.Just my 2 cents.

While wholesalers are a great resource, there are still gems on the MLS.

I would probably have to use coffee that's not so finely ground.Regardless, the stupid machines aren't healthy with all the hidden places they can grow mold.
