Why is it so hard to find a profiting rehab in Indianapolis ?

I been working with a real estate agent and I've had zero luck in finding a BRRRR property in Indianapolis.

@Chris Fernandez Agreed!  Fill your deal funnel with off-market properties.  Go to your local meetup and network with reputable wholesalers.  Also, talk to PMs who know investors wanting to sell.  Scour Craigslist for self-managed rental listings and call them to see if they want to sell.  If they say no, ask them if they have another deal they want to sell OR if they know of someone who does want to sell.  If you aren't getting the results you want, you have to do something different :)
