As for HOAs, they aren't cheap but they reduce your insurance costs, and assuming you have a good association they take care of capital and maintenance costs, so it's not like the money is thrown away--you're basically just outsourcing certain expenses via that means.

It's a little confusing, so make sure you step through it carefully to assess your own tax requirements.

I noticed a house (right across the street from me) is no longer occupied (rented) and it is not being cared for (tall grass).

Generally they do not know and generally they don't care right now.

No, they don’t care if you are an LLC, they want to know you actually have the money to buy since you are signing contract to buy.

That's considered "neglect" or "abuse" and I would seriously consider charging the tenant for at least a portion of the repair.In the future, you should only renew after a complete review of the tenant's payment history, communication, care of the home, etc.

As a German, I don't like games and they just overplayed it and I really don't care any longer.
