@Patrick L. it's just like anywhere else, screening tenants beforehand is the biggest factor.

Read up on renting, screening tenants, determining cash flow, etc.

POF is money in your bank account, so when I've submitted a cash offer I literally send a screen shot of my online bank account balance.It sounds like your POF form is at best a pre approval from a hard money lender, in which case you need to be submitting a financed offer not cash.
