I mostly just buy and hold.... but, I market for my own properties and sometimes they don't fit my criteria or I can't afford them... so I will wholesale.... both of my wholesale deals last year were to Nocal folks such as yourself.

If you are looking for multi-unit, most of them are in older neighborhoods in Denver.

Tell him what your plans are for the house, why you want to buy it, (don't say to make money) talk about stabilizing the neighborhood.

I'm looking for a 2 or 3 unit property (of which I would occupy 1 unit) with access to parking in a decent neighborhood within Hudson, Union, Passaic, Bergen, and/or Essex Counties. 

Neighborhood is next to major employers, no crime.Is there something I am missing?

FHA/house-hacking is not an option for me (I live in an A+ neighborhood with best public schools in area w/3 kids).

Don't buy in the roughest neighborhood in the urban core.
