When you BRRR a property, since you can get ones that are in really rough shape and need to be rehabbed, can you deduct and depreciate those expenses off your taxes or do you just eat the expense?  

With $600k in pretax income I would imagine you could use some write offs.

I've done this to save some money on the commission side of things by deducting the amount I would've gotten paid from commissions off of the purchase price of the property. 

I have been working with DVG Realty and they have been great so far and I know they are capable of handling any type of tenant.

As an individual looking for one off you will find it hard to find a title company that is going to do any serious work for free.Also there are a lot of time pay services that do put all this together for you.. 

Think of it this way, if you stayed in the home 30 years and paid it off, it would be a good deal for you no matter the final value.
