For example, Brandon Turner’s book says that ignoring maintenance and capex is one of the main reasons that people fail, but David Greene’s BRRRR book’s section on analysis (if I remember correctly) didn’t mention maintenance or capex in the numbers.

You don't need to replace working mechanicals at their expected lifetime term, but you better have the reserves placed aside after as they can fail at any moment after.The "set minimum" depends on the state of the property and expected repairs.

If you fail to respond, they will get a judgement against you which would prevent you from transferring title to the property until the judgement is paid.NOT legal advice......but I can read and understand the statutes.
