Even if you think it is worth another $xxx -- if no one rents units in that neighborhood for that additional price, it is going to take you much longer to fill your vacancy so it could mean another 3 months empty with no income.

I once did have an appraisal come in ridiculously low and I HEAVILY scrutinized the appraisal point out a number of FACTUAL errors and even then the appraiser refused to adjust it.

Agree with Kyle above, so you need to throw out gender, pregnancy, familial status, etc (just don't even consider it, mention it, or factor it into your screening in any way) then go back to your criteria and see if you have a qualified applicant.

Although in Canada it was/is the Ensuite room. and even here on Biggerpockets one lady got on about how she is lobbying in the state of Indiana to have the term Landlord removed from the vernacular and replace with ( Housing Provider) the thought being Landlord denotes Lord of the land and superiority over the tenant I guess is the point.

Obviously, a ranch would be the best, size has to be big enough, with plenty of space for parking so families can come to visit, and if it's located at an easily spot location would be even better.
