It's hard to believe that so many people would be openly engaging in something that is illegal.  

A legitimate broker doesn't get to decide if a seller cares or not - He engages in full disclosure.That's my main issue is you guys are not honest (nor ethical) and refuse to disclose anything that may make them look bad.

At that point, either you put in the due diligence to see if it's feasible to purchase and make the conversion or engage an architect to assist in the determination.

That being said, if you're willing to be actively engaged with the community trying to turn things around we'd welcome the help, I just figure most investors aren't interested in the extra work.
