Are there any things bumps that you may have encountered from running the property from so far away?

I'm seeking tips or referrals on how to finance this situation, as I'd like to buy both buildings as a package.

If you are going to do a lot of this, create a standard rehab finish "package" for bathrooms, kitchens, and other rooms and price it out.  

Also, would entertain packaging a couple properties together if anyone has multiple properties for sale.Thanks,Josh

Plus, let's say I did use a service like LegalZoom (and I know they have upgraded packages, but let's assume I use the basic one) and I got sued, I would feel silly running to my attorney for advice (who I initially consulted and didn't end up using because LegalZoom saved me a few bucks).

But when a lease is provided as part of the disclosures and part of the offer package, it's part of the contract.
