I’m looking for someone to just be a resource to address emergency issues while I’m out of town.

Looking to switch to self-management from out of state and want a local point of contact who can do things like verify/inspect work done by cleaners and contractors, visit the property in case of guest emergencies or contractor appointments, assist in accepting and delivering packages to replace broken or run down furnishings, etc. 

I would list the kids name on the lease that way you have a count of who is living there incase of an emergency.

Two great books I just finished myself that are GREAT educators are "Multifamily Millions" and "Emerging Markets" by David Lindahl.

That would get the tenant out (perhaps the Red Cross or some other organization in the area has funding for temporary emergency housing.)

We're on the brink of what some would call an emerging market.

As Luke mentioned, the city really just wanted someone local to contact in case of emergency. 

If someone has an emergency, eg no heat in the winter, they should be able to reach someone right away and have a competent Hvac tech there the same day.

I think many of us work with people if there is the odd emergency (eg something messed up with their pay and let them pay a few days late).What happens with long term tenants is they forget what market value is for rent because they haven't had to look for housing for a long time.I'm assuming that you have raised the rent over the last 10 years, just not above the annual allowable amount.
