I think many of us work with people if there is the odd emergency (eg something messed up with their pay and let them pay a few days late).What happens with long term tenants is they forget what market value is for rent because they haven't had to look for housing for a long time.I'm assuming that you have raised the rent over the last 10 years, just not above the annual allowable amount.
